Pickett District Industrial Area

Existing Land Use

The Kimberly Clark Complex dominates the land use within this area.

The northern section of this area includes a mixture of commercial, light industrial multi-family and pubic educational uses.

The area includes a sizable residential subdivision, centered along Cedar Knolls Road.

The railroad tracks and Housatonic River define the eastern boundary of this area.

 

Land Use Influences

This area is dominated by the Kimberly Clark industrial complex, with a campus of uses and some potentially developable land.

The southern section of this area includes a sizable single-family residential subdivision centered on Cedar Knolls Road.

Although the Housatonic River is adjacent to this area, it is separated from much of it by the Housatonic Railroad.

Several small multi-family residential uses have been developed within this area in the recent years.

Uses within the northern area of this district are very intermixed, with lower value commercial uses adjacent to multi-family uses.

 

EDC Strategic Initiatives

The Kimberly-Clark complex should be protected against potentially incompatible uses. The town should work with Kimberly-Clark to encourage additional industrial development on unused areas of its complex.

All the areas along Pickett District Road extending north of the residential neighborhood along Cedar Knolls Road, up to the school and multi-family residential uses, should be retained for use for industrial and light industrial purposes. Although the market may be weak at the present time for such uses, the land use commissions should guard against potentially incompatible uses being introduced into these areas.

The north end of Pickett District Road has begun a transformation to light industrial and multi-family uses. Future development should emphasize light industrial and related uses. Uses that would detract or be incompatible with the industrial uses along most of Pickett Road, including residential uses, should not be permitted.
